Which page do I need?
Something broke or stopped
For a door that was fine yesterday and is not now, and for anything that needs a hand on it tonight.
Garage door repair is the start if you know the door is wrong but not which part. It walks through our diagnostic order and links out to the exact repair.
Emergency garage door repair is for a door stuck open, a car trapped inside, a door that fell, or a spring that broke with the door up. Keep clear of the door and call.
Broken spring repair covers a torsion or extension spring that let go with a bang and the door that will not go up afterward. Springs are replaced in pairs, with the opener and balance checked after.
Cable repair is for a frayed, slack or snapped lift cable, a cable off the drum, or a door that lifts one side first.
Off-track door repair is for a door that has already left the rollers, usually after a bump from the car or a cable that gave way under load.
Safety sensor repair is for the photo eyes beside the door, when the door starts down and reverses, or will not close at all with the wall button working fine.
Worn parts and yearly care
The door still runs, but has started to grind, drag, drop or let weather through.
Roller repair covers nylon and steel rollers, cracked wheels, flat spots and bent stems, and the hinges that carry them.
Track repair is for a bent, dented or loose track, including the jamb brackets and the rear hangers that hold the horizontal rails up.
Panel replacement is for a section bent by the car, a cracked bottom, or a split along the hinge line, when the model and color can still be matched.
Opener repair is for the motor overhead: hums, clicks, reverses, remote that works but a wall button that does not, or a door that will only close while the button is held.
Noisy garage door repair collects every door that has gotten loud, from grinding rollers to a chain-drive opener that was never going to be quiet.
Weather seal replacement covers the rubber bottom seal, the stop molding along the jambs and the top seal across the header, when daylight or snowmelt comes under the door.
Tune-up and safety inspection is yearly care: tighten what is loose, lubricate what should be, measure spring balance and run the reversal test. A tune-up catches a tired spring before it goes.
New doors and openers
The door or opener has reached the end of its life.
Garage door installation is for a new door on an existing opening, from insulated steel to carriage-house panels, with new tracks, springs and hardware.
Garage door replacement is the same job framed as a replacement: measuring the opening against the old door, removing the old one, and hanging the new.
Opener installation is for a new opener on a door that still has life in it: belt, chain, or wall-mount jackshaft, with battery backup and the sensors sorted.
If you cannot tell what failed
Describe what the door is doing. Four details narrow most calls:
- The sound. A loud bang points at a spring. A grinding or squealing points at rollers or hinges. A clatter points at a chain. A motor that runs while the door stays still points at the drive gear, the trolley or a broken spring. A light with no motor sound points at lock mode, the sensors or the control board.
- Where the door stopped. A door that will not start, a door that lifts a few inches and quits, a door that opens fully but will not close, and a door caught halfway are four different faults.
- Whether the opener ran. If the motor turns and the door does not move, the opener is doing its job and something in the door is not. If the motor is silent, start with the breaker at the panel and the lock switch on the wall control.
- Anything you can see from a safe distance. A gap in the coil of the spring above the door. A cable hanging slack. A roller sitting outside its track. A broken hinge. A dent in the vertical track.
What to leave alone until we get there: the springs, the lift cables, the drums at the ends of the spring shaft, the bottom brackets at the corners of the door, and the emergency release cord. Those parts hold the full weight of the door when the spring is intact, and they are the parts that hurt people. Do not stand under a door that is up, lift the door by hand, prop it, or pull the release in any situation. If you need to disable the opener because it is cycling on its own or clicking, turn the breaker off at the panel instead of reaching the outlet above the door.
What every visit covers
A technician walks in and looks at the whole door, in a set order: springs and shaft, cables and drums, rollers and hinges, tracks and brackets, sections and seals, opener and sensors. On a door that can take it safely, we run the balance check (disconnect the opener at the trolley and see whether the door holds at the halfway point) and the reversal check (close on a two-by-four laid flat, which the door should hit and go back up on). We tell you what we found and the price before any part is swapped. The yearly version of this visit is the tune-up and safety inspection, where the small corrections get made the same visit.
Why Hoffman Estates garage doors wear the way they do
Age and winter are what weigh on doors here. The 1960s and 1970s together built about 52 percent of housing in Hoffman Estates, and a house that old has had decades of wear on its springs and opener. What a 1970s house means for its door covers the parts that go first on an older garage. Winter adds the rest: Northern Illinois averages 140 days a year at or below 32 degrees and 16 at or below 0, and the thermal cycles across a long freeze season are hard on steel springs and nylon rollers. The road-salt side of winter does its own damage. What plow-season slush does to hardware walks through the rust the apron picks up.
What moves a price is the part, how many parts, whether the opener is involved and the age of the door. Reading a repair quote breaks a quote down to the lines on it.
